Many out-of-state buyers begin by looking at homes online, but they quickly realize they don't know one area from another. A home may check every box, but is the neighborhood right for your lifestyle? Do you want to be close to the beach? A newer home? Do you prefer a smaller, established neighborhood or a newer community with lots of amenities? Is being close to restaurants, golf, or walking trails important, or do you travel frequently and need quick access to major roads?

That's where local knowledge becomes just as important as the house itself. Before we ever start touring homes, I want to learn how you live and what's important to you. Finding the right house is only part of the decision. Finding the right neighborhood is just as important.

Photos Don't Tell the Whole Story

Professional photography is designed to make a home look its best, but it doesn't always tell the whole story.

Whenever possible, I encourage buyers to schedule a live video tour before making travel plans. During a live walkthrough, you can ask questions in real time, look more closely at areas that concern you, and get a much better feel for the property than photos alone can provide.

I also point out the things photos don't show—what's behind the house, how close the neighbors are, traffic, noise, or anything else I'd want to know if I were buying the home myself. Sometimes a video tour confirms it's worth making the trip. Other times, it saves you one.

Make the Most of Your Visit

Many of my out-of-state buyers only have a day or two to look at homes, so making the most of that time is important.

Before you arrive, we'll narrow your list to homes that truly fit your needs. I'll also provide information about the neighborhoods we'll be visiting—including links to my community pages—so you can get a feel for each area before you even step inside a house.

That preparation allows us to spend our time focusing on the homes that best match your priorities instead of trying to learn about neighborhoods from scratch while you're here. By the time you arrive, we'll already have a game plan so you can make the most of every showing.

Inspections Matter Even More

Once you're under contract, the inspection becomes one of the most important parts of the process. If you're able to attend, I always encourage it. If you can't, I'll be there. We'll review the inspection report together, discuss what matters and what doesn't, and decide whether repairs should be requested or whether the home is still the right fit.

Depending on the property, I may also recommend additional inspections for items such as the roof, pool, seawall, or dock.

Planning Ahead Makes Closing Easier

Most of today's paperwork can be handled electronically, making remote closings much easier than they once were. That doesn't mean there aren't details to coordinate. Insurance, utilities, inspections, appraisals, lender deadlines, and repairs all need to stay on track. My job is to help keep everything moving so you're not trying to manage it all from another state.
