Buying a Home: What to Expect

Buying a home is exciting, but it can also feel overwhelming. Between financing, showings, contracts, inspections, and closing, there are a lot of moving parts. My job is to simplify the process, explain what's happening at each stage, and help you make informed decisions with confidence. Whether you're buying your first home, moving across town, or relocating to Florida's Gulf Coast, here's what you can expect when we work together.

1. Start with a Conversation

We'll talk about your goals, timeline, budget, and the type of home you want. I'll also explain how buyer representation works, answer your questions, and review the Buyer Broker Agreement. Once that's in place, we can begin touring homes with a clear understanding of how we'll work together.

Signing the Buyer Broker Agreement doesn't obligate you to buy a home. It simply allows me to show you homes and represent you throughout the buying process.

2. Get Pre-Approved

Before we start seriously looking, you’ll want to speak with a lender and understand your buying power. A current pre-approval also puts you in a stronger position when it’s time to make an offer.

3. Focus the Search

We’ll separate your must-haves from the things that would simply be nice to have. From there, I’ll create a personalized home search, arrange showings, and help you compare neighborhoods and properties without losing sight of what matters most.

4. Evaluate the Home and Make an Offer

When you find a home you’re considering, I’ll help you look at recent sales, pricing, competition, and the property itself. We’ll then build an offer around the price, terms, timelines, and protections that make sense for you.

5. Complete Inspections, Appraisal, and Loan Approval

Once your offer is accepted, the contract deadlines begin. I’ll help coordinate the inspection, review your options if concerns come up, track the appraisal and financing, and keep you informed as the title company completes its work.

6. Final Walk-Through and Closing

Before closing, we’ll walk through the home one last time to confirm that it’s in the agreed-upon condition. Then you’ll sign the final documents, the funds will be transferred, and the home will officially become yours.
