How the 44th Avenue East Extension Cut My Drive to Lakewood Ranch by About 10 Minutes

If you have lived in Bradenton for a while, you have had your preferred route to Lakewood Ranch. Mine usually involved State Road 64, US-41 to University Parkway, or heading out State Road 70 and eventually finding my way toward the interstate.

It worked. It just was not direct. I jokingly used to tell clients, sometimes it felt like going around your elbow to get to your thumb.

Now I can head straight down Cortez Road and continue east as it becomes 44th Avenue East. What used to be about a 45-minute drive to my Lakewood Ranch office is now often closer to 30-35 minutes.

Ten minutes may not sound like much, but in real life, it is. When you spend a lot of time driving throughout Bradenton and Lakewood Ranch, 10-15 minutes can mean another appointment, another showing, getting home earlier, or simply spending less time in traffic.

Easier Access Changes How Areas Feel

One thing I have noticed in real estate is that buyers do not only evaluate the house. They evaluate life around the house. They ask questions often sound like:

·       How long is the drive to work?

·       How easy is it to get to Lakewood Ranch?

·       What does traffic feel like during the week?

·       How far am I from shopping, restaurants, golf, healthcare, and everyday errands?

Sometimes getting there more easily changes the conversation. The community has not moved. The house has not changed. But if the drive feels easier, buyers sometimes experience the area differently.

Infrastructure Quietly Affects Real Estate

When people think about value, they usually think about kitchens, pools, updated bathrooms, water views, or larger lots. And, yes, those things absolutely matter. But roads matter too. 

Infrastructure influences daily life by affecting commute times, showing schedules (for me), access to amenities, daily routines, perceived distance, and overall convenience.

A home that once felt farther away may suddenly feel more accessible. That matters.

What This Means for Bradenton and Lakewood Ranch Buyers

The 44th Avenue East extension is more than a road project. It changes east-west movement across parts of Bradenton  and creates another route toward Lakewood Ranch.

For buyers exploring homes near the corridor, it may be worth taking another look because the drive experience itself may feel different today. For sellers? It becomes part of the conversation because accessibility matters.

Bradenton continues to grow. Lakewood Ranch continues expanding. Traffic patterns continue changing with it. Projects like this quietly shape how people move through the area every day.

Sometimes a road changes traffic.

Sometimes it changes perception.
