What Sellers Get Wrong About Summer

Every year around this time, I hear some version of the same thing: "Maybe we should wait until fall or even season."

I understand why people think that. Summer feels different in Florida. Seasonal residents have gone home. Families are traveling. Traffic is lighter. It can feel like everything slows down.

One of the biggest misconceptions, however, is that buyers disappear during the summer. They don't. Summer is relocation season. Families are trying to get settled before school starts. People are moving for work. Others have spent time visiting the Gulf Coast and decide they are ready to make a move. The buyers may be different than the ones we see during season, but they're still here.

Another misconception is that everyone wants to wait until fall or winter to buy. In reality, some buyers prefer shopping during the summer because there is often less competition. They may have more room to negotiate and fewer homes are receiving multiple offers.

I also see sellers assume that if their home is not selling, the problem must be the time of year. Sometimes that plays a role, but more often the answer comes back to price, condition, presentation, or competition. Buyers are comparing your home to every other home available, including new construction communities that may be offering incentives.

The market does not stop during the summer. It simply changes. The sellers who tend to do best are the ones who understand who today's buyers are and position their homes accordingly.

Summer may not look like January, but homes still sell every day.
