Harbor Hills is an established West Bradenton neighborhood located just south of Riverview Boulevard and around Warner's Bayou. It's been around long enough for the trees to mature, the homes to evolve, and the neighborhood to develop a personality of its own.

Boating is a big part of the appeal here. Warner's Bayou connects to the Manatee River, and the nearby public boat ramp makes this a particularly convenient location for buyers who spend a lot of time on the water.

The Feel

Harbor Hills has that established West Bradenton feel—large trees, mature landscaping, older homes, and streets where the houses don't all look alike. Some areas are heavily shaded by huge banyan trees, giving them a completely different feel from newer neighborhoods farther east.

Most of the homes aren't as old as what you'll find around Wares Creek. You'll see plenty from the 1950s, '60s and later, along with homes that have been renovated, expanded, or completely updated over the years.

There's also quite a range. One street may have a fairly modest older Florida home while another has a much larger updated property. Waterfront homes are in a different price range altogether.

  • Warner's Bayou Boat Ramp – Public boat access to the Manatee River and beyond.

  • Downtown Bradenton & Riverwalk – Restaurants, events, the seasonal Saturday farmers market, and the Riverwalk are a short drive east.
  • Anna Maria Island – Head west and you're already well positioned for the beaches.

Why People Live Here

Harbor Hills gives buyers options you don't always find in newer communities. You may find a home in the upper $300s to low$400s that needs quite a bit of work, while a larger, extensively updated home can sell around $1 million or more. Waterfront properties are another category altogether.

The lots tend to be a little larger as well, which can be particularly appealing to boat owners. Depending on the property and applicable Manatee County regulations, some homeowners have enough room along the side of the house to store a boat at home.

With Warner's Bayou and the public boat ramp nearby, it's easy to see why Harbor Hills appeals to boat owners.

But that doesn’t mean you have to own a boat to appreciate the neighborhood. Buyers also come here because they want an established West Bradenton neighborhood with mature trees, individual homes, larger lots, and easy access to both downtown Bradenton and Anna Maria Island.

A Local Perspective

What I like about Harbor Hills is that there's no single Harbor Hills house. Homes vary considerably in age, size, style, and how much updating has been done. You can look at two houses a few streets apart and have two completely different experiences.

The big trees are another part of the appeal for me. There are streets where the banyans and mature landscaping change the whole atmosphere of the neighborhood. It feels established because it is.

I also like the location. You're just south of Riverview Boulevard, close to the Manatee River, and already on the west side of town when you want to head toward Anna Maria Island. Add Warner's Bayou and easy boat access, and Harbor Hills offers a combination that's hard to duplicate in a newer neighborhood.
