Search Lido Key online and you’ll find plenty about where to vacation. But what about actually living there? Lido is much more than a beach destination. It’s a residential island with a strong condo presence, beautiful beaches, St. Armands Circle next door and downtown Sarasota just across the Ringling Bridge.
Lido has a little bit of everything. There’s the activity around the beach and St. Armands, quieter residential areas, and some surprisingly natural stretches at both ends of the key.
Condominiums make up a large part of the housing here, and many are decidedly high-end, with Gulf, bay or city views. Vacation and seasonal use are also a significant part of the mix, so Lido can feel different depending on the time of year.
Lido Key is very condo-driven, and the range is wide. Older, ground-floor condos from the 1960s and ’70s can start in the upper $300s to low $400s. More luxurious condo residences generally start in the upper $800s to low $900s and climb quickly from there, particularly as the views, size and amenities increase.
Single-family homes are a different price point, starting above $1 million and climbing well into the multimillions.
Then there’s Lido Shores at the north end. Although technically on Lido Key, it feels almost like its own little pocket, with a separate entrance off John Ringling Parkway. It’s known for distinctive architecture, substantial single-family homes and some exceptional waterfront properties.
That tells buyers something the median price never could: you can get onto Lido in an older condo for under $500K, while another condo on the same key can sell for $4–5M+. Recent sales include luxury condo residences around $4.7M, so the upper end really does climb.
Lido Beach is the obvious attraction, but everyday life here can include walking to St. Armands for dinner, heading out on a paddleboard or kayak, exploring the mangrove tunnels at South Lido, or crossing the bridge into downtown Sarasota.
You get the activity of a popular beach destination without the entire island feeling like a resort.
I love Lido Key. It has always felt different from Sarasota’s other barrier islands to me.
My take? If Miami Beach and Longboat Key got married and had a baby, they’d name it Lido.
There’s a little polish and energy, plenty of condos and incredible views, but there are also quiet residential pockets and large stretches of natural Florida. It’s a combination that’s hard to duplicate.
