Rosemary District and Gillespie Park sit side by side just north of downtown Sarasota. They’re easy to group together geographically, but they don’t feel quite the same. Rosemary is more urban and commercial. Gillespie Park is more residential. Both are older Sarasota neighborhoods that continue to change.
Rosemary has cafés, restaurants, art, shops, condos and residential streets all packed into a relatively small area. Around Orange Avenue, it’s the kind of place that makes you want to grab a coffee, sit outside and have your dog beside you.
Head west toward US 41 and the landscape changes, with newer and taller condo development becoming part of the mix. Older homes are being renovated, some have been torn down for substantial new homes, and you can still find properties dating back to the early decades of Sarasota.
Gillespie Park next door feels more like a neighborhood. The actual Gillespie Park sits at its center, surrounded by residential streets, mature trees and an interesting collection of homes.
There isn't a typical home here.
In Rosemary, you'll find older homes—including some dating to the 1920s—alongside major renovations, newer construction and condos. A beautifully remodeled older home can sell well over $1 million, so age doesn't necessarily mean inexpensive.
Gillespie Park is just as varied. Homes can run from the upper $400s to well over $1 million, and the condition can vary enormously. You'll find Craftsman bungalows, Mediterranean influences, Sarasota Modern architecture, restored homes, newer construction and houses that need someone with a lot of vision.
There are also properties where the land may be as important as the house. I've seen double lots marketed for redevelopment, so this isn't a neighborhood frozen in time.
These neighborhoods make sense for someone who wants to be close to downtown without necessarily living in the middle of downtown.
They're also places where you need to look at properties individually. One house may be beautifully restored. The next may need significant work. A few doors down could be new construction, and around the corner you may find a condo building.
If you want new and predictable, particularly in Gillespie Park, this probably isn't where I'd start. If you like older homes, interesting architecture and can see what a property could be, it's a different story.
When I hear Rosemary District, my mind immediately goes to the little shopping and café area around Orange Avenue. That's actually pretty short-sighted of me. Rosemary stretches all the way west to US 41, and the condos, older homes, new construction and commercial development are all part of it.
Gillespie Park reminds me more of some of Bradenton's older neighborhoods. I've been inside beautifully updated homes there—and I've been inside some, well let's say, some less cared for properties. Also, like much of downtown Sarasota’s edge, the area around Fruitville and Gillespie is seeing more redevelopment interest, including proposed apartment and mixed-use projects, so buyers should look at both the neighborhood as it is today and what’s planned nearby.
That's the thing about Gillespie: old with vision. If you appreciate older homes and believe you can update one without erasing everything that made it interesting in the first place, this may be exactly your kind of neighborhood.
