Wares Creek is one of Bradenton's older neighborhoods, located just west of downtown and filled with homes that have something many newer communities can't replicate—character. Many date back to the 1920s and the decades that followed, and no two streets, or houses, feel exactly the same.

The Feel

Wares Creek feels like Old Florida because it is Old Florida. You'll find smaller bungalows and cottages alongside larger two-story homes, all mixed together under mature trees and landscaping that's been growing for decades.

These aren't cookie-cutter floor plans. Older homes have a way of surprising you with the little things—a nook under the stairs, an unexpected built-in, an interesting staircase, a sunroom, or a room that was probably added somewhere along the way. Some homes have been beautifully updated, some have been kind of updated, and others are still waiting for someone to see what they could be.

It's not polished or uniform, and that's part of the appeal.

Living in Wares Creek puts you close to some of the places that make Bradenton feel like Bradenton:

  • Robinson Preserve – One of west Bradenton's best places for walking, biking, kayaking and getting outside. 

  • Anna Maria Island – Head west and you're on your way to the beaches, restaurants and everything else the island has to offer.

Why People Live Here

People who choose Wares Creek generally aren't looking for a planned community. There are no gates, matching homes or neighborhood amenity centers. The homes themselves are a big part of why people live here.

Some residents have been in Bradenton for years – some a couple of generations back. Others are drawn to older homes and the character that comes with them. And some simply prefer a neighborhood that's a little more eclectic and less predictable.

And let’s talk about the location. You're next to downtown while already being on the west side of Bradenton, making it easy to head toward Palma Sola, Cortez and Anna Maria Island.

Older homes come with different considerations than newer construction. Some homes are really updated while others are a little updated. And, there are others that need someone to give the house a great big hug and say, “I’ll fix you.” This is an area where it's particularly important to look beyond the pretty porch and understand what you're buying – architecture you can find anymore.

A Local Perspective

I may be a little biased when it comes to Wares Creek because we almost bought a home here ourselves. We love older homes and never wanted to live in a planned neighborhood mainly because this is what we have always known.

If you love homes with character—especially that Old Florida character that's getting harder to find—Wares Creek and the area between the creek and 26th Street West are worth exploring. The homes are just cool.

Some have been beautifully updated, some have been kind of updated, and others still have plenty of projects left for the next owner. But even with renovations, many have kept the interesting details, nooks and crannies, and quirks that make older homes so much fun.

You don't drive through this part of Bradenton looking at different versions of the same house. Each one has its own personality. For me, that's the appeal.
